REAL ESTATE TERMS & CONDITIONS

1. This Real Estate at 2029 Hilltop Drive, Quincy, Illinois, will be offered at auction on Saturday, December 8, 2018, at 12 noon.

2. Buyer(s) and Buyer’s Agent(s) must have made all inspections and prior to auction time. The Property sells “AS IS” with no guarantees. Buyer will be operating on his own judgment. The property will be sold “AS IS” with no Buyer’s contingencies (such as inspections or financing approval). There will be no improvements made to the property and no “Final Inspection” and no “Final Walk-Through” because this property is selling “AS IS” at this auction.

3. Buyer(s) will pay $5,000 in escrow the day of auction and remainder due at closing within 30 days. The down payment is non-refundable.

4. Seller will furnish a Warranty Deed. The cost of the Title Insurance and Closing Costs will be split equally between the Seller and the Buyer; the Buyer will be responsible for any Lenders Policy and all expenses pertaining to any loan.

5. Real Estate taxes for 2017 were $513.08 with senior discounts included. Sellers will pay the real estate taxes for 2018 and the Buyer(s) will pay all of 2019.

6. AmerenIllinois utilities for gas and electric average the past 12 months was $147.

7. Seller has no knowledge of lead-based paint in the housing, but the home was built about 1955 so there could have been lead in the paint used. The Seller has no reports or records pertaining to lead-based paint and/or lead-based paint hazards in the housing. Please refer to the “Protect Your Family from Lead in Your Home” pamphlet. The Seller also has no inspections for Radon Gas or Methamphetamines/ Controlled Substances on this property but they do not think any exists.
