Lot is 87′ x 131.8′ = approximately 11,466.6 sq. ft.  It is located on a cul-de-sac, near Kiwanis Park, a private swim club, a golf course/club etc.

Parcel #2: VACATION LOT: .285 Acres at Lake Ozark, MO, Palisades Point #2, Lot #274, on Sweet Water Drive.

Real Estate Terms:

Offering 2% Broker participation with advance registration (before auction day) of Buyer.  No oral registrations will be accepted.  The licensed Real Estate Broker or Salesman must attend the public auction with the prospect.  No Broker will be recognized on a prospect who has already been in contact with the auctioneers or their representatives.  Commissions are paid on Real Estate ONLY and not on accompanying personal property.

  1.  Buyer(s) and Buyer’s Agent(s) must have made all inspections prior to auction time.  The property sells “AS IS” with no guarantees.  Buyer will be operating on his own judgment.  The property will be sold “AS IS” with no Buyer’s contingencies (such as inspections or financing approval).  There will be no improvements made to the property and no “Final Inspection” and no “Final Walk-through” because this property is selling “AS IS” at this auction.

2.  Buyer(s) will pay $10,000 down on house Parcel #1 and 10% down on Parcel #2 in escrow the day of the auction and remainder due at closing within 30 days.  The down payment is non-refundable.

3.  Buyer(s) and Seller will sign a standard MAREP contract day of auction;  Seller will furnish a Warranty Deed.  The cost of the Title Insurance and Closing Costs will be split equally between the Seller and the Buyer;  The Buyer will be responsible for any Lenders Policy and all expenses pertaining to any loan.

4.  Real Estate taxes will be prorated to closing day.  Real estate taxes for 2017 were $2,103.

5.  Seller has no knowledge of lead-based paint in the housing, but the home was built before 1978.  Please refer to the “Protect Your Family from Lead in Your Home” pamphlet.  The Seller has no inspections for Radon Gas or Methamphetamines/Controlled Substances on this property but they do not think any exists.

6.  The Seller and the Auction Company are not responsible for any accidents, errors, or omissions.  Announcements day of auction take precedence over all advertising and printing materials.
