Selling the 199 Acre (MOL) farm for the Charles W. Cochran Trust and Martha C. Cochran Trust located at the junction of US Hwy 63 and Hwy K at Cairo, MO; selling in three Tracts as follows:

Tract #1:  located on the northwest side of 63, 1176 Cairo Outer Road, Cairo, MO; 26.3 Acres MOL with 25.4 tillable acres*; a great location for development or commercial enterprises.

Tract #2:  located along the northeast outer road of 63, 1365A Highway K, Cairo, MO; 81.5 Acres MOL with 68.02 tillable acres*; tract has terraces and waterways;

 

Tract #3:  located with frontage along Highway K, 1365B Highway K, Cairo, MO;  91.5 Acres MOL with 84.2 tillable acres*; tract has terraces and waterways;

Tract #2 will be offered next; then Tract #3 will be offered; Then Tracts #2 and #3 will be offered together if the buyer will offer an increase of a minimum of $10,000 above the combined price of these two tracts.  If there is no advancement of the offer, then Tract #2 and Tract #3 will be sold as individual tracts.                                                                                                          (*acreages according to the USDA maps)

TERMS:

  1.  Buyer will pay $10,000 down in escrow day of auction for each tract, with remainder due at closing on Dec. 3.
  2.  Sellers and Buyer(s) will sign a standard MAREP contract day of auction.  Seller will furnish a Warranty Deed.  Title insurance and closing costs will be divided equally between the Buyer and the Seller.  Buyer will be responsible for any Lenders Policy and all expenses pertaining to any loan.
  3. Real estate taxes for 2020 will be paid by the Seller.
  4. Buyer(s) and Buyer’s Agent(s) must have made all inspections prior to auction time.  The Property sells “AS IS” with no guarantees.  Buyer will be operating on his/her own judgement.  The Property will be sold “AS IS” with no contingencies (such as financing approval or inspections).
  5.  None of the on-site crops are included in the sale of this property.  The tenant who has crops on the farm will be allowed to harvest the crops as weather allows.  Possession will be given after the crops are harvested if that occurs after closing date.
  6.  The Seller and Auction Company are not responsible for any accidents, errors or omission, lost or stolen items.  Announcements at auction time take precedence over any advertising and printed materials.

Offering 2% Broker Participation:  All Licensed Brokers/Salespersons must register their bidder(s) with the auction company and sign a Broker Cooperation Agreement with James L. Johnston by 5 pm on Oct 29.  Agent must be present with their client at the auction.
